You list
your home and it looks great on paper. Price is comparable.
Neighborhood is good. Local schools and amenities are attractive, but the house
just won’t sell. What gives!
Sellers from coast to coast ask themselves this question every
day. In some cases, you simply have not found the right buyer yet. While that
can often be the case, other times, sellers may be sabotaging their own
listings…and not even know it!
Here are 5 ways we’ve seen sellers sabotage their listings unknowingly:
#1 | Setting the price too high
We have to start with this one, because it is all too common. It
is easy to hear rumors of “similar” homes in their area selling for
unrealistically high prices and insisting on matching those numbers. Often in
these cases, the seller has no real reason to ask this price other than “I
heard about this one house” or “but this is what I think it’s worth.” This may
be a tough pill to swallow… but trust your Scottsdale
Realtor. Believe it or not, we WANT you to get the most money for
your home.
#2 | Hovering or watching
Do you appreciate it when someone is looking over your shoulder,
critiquing your every move? Probably not. Buyers really hate it. It is
understandable that having potential buyers in and out of your property may
make you nervous, but insisting on being there anytime they are creates a very
unwelcome tension for everyone involved. Tension does not create that peaceful
sense of “home” that translates into an offer. Head out for a movie or a bite
to eat while your Realtor shows your home. It will be a nice break and will
keep your mind off of the sale of your home.
#3 | Not being available
Trying to sell your home while you are still living in it can be
frustrating. The property will not always be showroom clean, and unannounced
showings can really cramp your daily routine. To combat this, some sellers
demand very strict restrictions on when and how their property can be shown.
Limiting availability translates into limited offers and a longer time on the
market. This is frustrating for all involved, but try to be as flexible as
possible.
#4 | Pet odors
You love them. They are members of the family and you hardly
notice the odor, even when the litter box is at its worst. But your buyers,
even if they also own pets, will definitely notice. Worse, buyers with
allergies may not make it through the front door. You don’t have to get rid of
Fido or put him outside, but weekly baths and daily brushings would be good to
add to the to-do list. At least until your home sells.
#5 | Obvious maintenance issues
Competition is fierce these days, so what used to be considered
easily overlooked issues are now deal breakers. Worse, you may not even notice
these things. Think about your home. If you have lived there a few years,
chances are you have grown accustomed to the leaky faucet, the crooked
drainpipe, the chipping paint, loose knobs, or squeaky hinges. Remember,
the potential buyer is not only entering your home for the first time, they are
actively looking at maintenance issues like these. Each one will seem like one
more chore to add to their post move list. This is not what you want them
thinking about when it’s time to make an offer. Spending a weekend or two doing
some fixer-upper chores and keeping the WD-40 handy could pay off in the long
run.
